Sell
Selling a house or flat in Aargau
With a price I can justify, well-prepared documents and support that does not end at the notary. In English, from start to finish.

Why owners sell with me
One point of contact from start to finish
You always talk to me, not to a call centre and not to a changing team of advisers.
A price with a rationale
You see which comparable sales and features the asking price is based on. Too high and the property sits on the market; too low and you give money away.
Preparation instead of price cuts
All documents are ready before going to market. The buyer’s bank can approve quickly, and there is no renegotiation over missing paperwork.

Initial consultation and visit
We clarify your situation, your goals and your timeline.
Valuation and pricing strategy
I determine the market value from comparable data, location and condition. You receive the rationale in writing.
Documents before going to market
Land register extract (Grundbuchauszug), plans, building insurance, renovations, energy data, and for flats also the regulations, minutes and renewal fund of the owners’ community. I obtain anything that is missing.
Marketing
Photos, floor plans with all room dimensions, a 360° virtual tour and, where it makes sense, aerial shots with my own drone. On Homegate and ImmoScout24, or discreetly without a listing.
Viewings with screened buyers
Anyone who views your home has already seen the virtual tour and has financing in prospect.
Negotiation, notarisation, handover
I handle the negotiations for you and coordinate everything with the notary. And I remain available if questions come up afterwards.
How I market your property
Buyers and banks should be able to assess your property before they come. That way, the people who do come to a viewing are genuinely interested.

Photos
Professionally photographed, in good light and with tidy rooms.

Selling discreetly
Not every property has to be advertised publicly. If you don’t want strangers in your garden, I approach registered buyers directly.

Your agent in the WynentalFrequently asked questions about selling
How long does a sale take?
Usually 8 to 16 weeks; depending on the property, the price and demand, it can be shorter or longer. Some sales have taken only three weeks from listing to notarisation. When all documents are ready before the start, things often move faster. The aim is not speed at any price, but a process that secures you the best possible result.
How do you set the price?
The basis is recently sold properties in the area, plus the location, condition and special features of your property. You receive a written rationale. The starting price is crucial: if it is too high, the property sits on the market and has to be reduced later. That usually costs more than a realistic start.
Which documents do I need?
That depends on whether you are selling a house or a flat.
- For every property: current land register extract (Grundbuchauszug), plans with floor areas, building insurance policy, details of renovations and investments, energy data (e.g. heating, GEAK certificate if available).
- Additionally for houses: cadastral plan and building permits, for example for conversions or extensions.
- Additionally for flats in condominium ownership (Stockwerkeigentum): deed of constitution with the ownership share (Wertquote), the owners’ community regulations, minutes of the last owners’ meetings, the balance of the renewal fund (Erneuerungsfonds) and the latest service charge statement.
- For let properties: leases and a list of tenants.
Anything that is missing or out of date, I obtain for you, for example from the land registry or the property management.
Does every property have to be advertised publicly?
No. Especially for high-end properties, or if you want discretion, selling without a public listing is often the better choice. I then approach suitable registered buyers directly.
Do I need to be present at viewings?
No. I conduct the viewings for you. It is often even better if you are not there: prospective buyers look around more freely and ask their questions more openly. Of course, you are welcome to be there if you wish.
Am I locked into a contract?
No. You can cancel the mandate at any time. You only pay the fee if your property is sold.
