Renting out a flat or house in Aargau
You get tenants who suit your property and can pay the rent. From the listing to the handover of the flat, I take care of everything.

“The viewing was very pleasant and professionally organised, and I particularly liked being able to view the flat virtually AND measure it.”
How your letting works
Rent and target group
Together we set a rent that fits the market and decide who would make a suitable tenant.
Photos and listing
Professional photos, a floor plan and a listing on the main property portals.
Viewings and applications
After the viewing, interested parties apply with their documents. I check every application against the same criteria: creditworthiness, debt enforcement register extract (Betreibungsauszug), income, intended use. Only suitable applicants go further.
You choose
You see the best applications side by side and decide. The decision is always yours.
Lease and handover
I prepare the lease, coordinate the signing and hand over the flat, with a handover report if you wish.
Often overlooked
On request: handover with a written report
Many flats are handed over without a written report. When the tenant moves out, there is no record of which defects were already there, and the dispute over the deposit begins.
On request, I prepare a handover report when the flat is handed over. That gives you a clear basis when the tenant moves out and saves you discussions.
- Condition of the flat recorded in writing at handover
- Existing defects documented before the tenant moves in
- A clear basis at move-out, including for the deposit
What does letting with me cost?
One month’s gross rent, plus VAT. You only pay if a lease is signed.
Frequently asked questions about letting
How long does it take to find a tenant?
Typically two to six weeks. What matters is the groundwork: complete documents, clear positioning and a realistic rent.
How is the rent set?
The basis is location, type of property, floor area and current demand compared with similar flats, plus the framework of Swiss tenancy law.
Who decides on the tenant?
Always you. You receive the suitable applications with all documents and decide on a clear basis.
How do you check that tenants can pay?
With their application, interested parties submit a debt enforcement register extract and proof of income. I check these documents and the references for every application. I only put forward applications where rent and income are a good match.
Which documents do I need?
Up-to-date floor plans, details of service charges (Nebenkosten) and previous leases, if available. If anything is missing, I prepare or update it.
